I. Testing Methods
Exterior wall inspections should include checks on appearance quality, bonding performance, system structure, hollowing and leakage, etc., to analyze and determine the system's usability, evaluate the wall's safety, and provide recommendations for treatment.
Section 2: Main Testing Basis
1. "Residential Quality Inspection Procedures (DG/TJ08-79-2008)"
2. "Technical Code for Detecting Adhesion Defects in Building Facade Coating Layers by Infrared Thermal Imaging" (CECS204:200s1:)
3. "Code for Acceptance of Construction Quality of Energy-saving Projects for Buildings" (GB50411-2007); 4. "Technical Code for External Wall Insulation Engineering" (JGJ144-2004).
5. "Code for Acceptance of Construction Quality of Energy-saving Projects for Buildings" (DGJ08-113-2009); 6. "Technical Code for On-site Energy-saving Inspection of Building Envelope Structures" (DG/TJ08-2038-2008).
7. "Technical Code for the Application of Inorganic Insulating Mortar Systems" (DG/TJ08-2088-2011)
8. Domestic technical regulations.
Section 3: Inspection Content
(1) Basic Information of the inspected object
Includes information such as the completion year of the building, the structure of the exterior thermal insulation system, and the history of repairs to the outer wall.
(II) Exterior Cladding Damage Detection
All wall damage, including cracking, peeling, and leakage, is thoroughly inspected and documented with text, photos, and illustrations.
(3) Detection of Delamination in External Wall Finishing
Utilize infrared thermography and complement with tapping methods to conduct full inspections of hollow areas on the exterior wall. Analyze the infrared thermal spectrum of the exterior wall insulation and mark the hollow areas on the diagram.
(4) Exterior Insulation and Finish System (EIFS) Adhesion Strength Test
Sample testing of the bonding strength of the external insulation system using the drawing method, clearly defining the bonding strength and failure state.
(5) Exterior Wall Insulation System Construction Inspection
By employing methods such as core extraction and partial excavation of damaged areas, combined with the cracked or detached sections, a sampling inspection is conducted on the layered construction of the external wall thermal insulation system, including the crack-resistant protective layer, thickness of thermal mortar, mesh fabric arrangement, and setting of partition joints.
(Six) Anchor Bolt Distribution and Tension Pull-out Strength Testing
For exterior wall insulation systems with coatings on walls taller than 60 meters and facade tile systems on walls taller than 10 meters, inspect the distribution of anchor bolts and their tensile pull-out performance.
(7) Analysis and Assessment
Based on the detection of wall damage and hollowed-out areas, calculate the damage rate of the outer walls for each elevation (damage rate = damaged area of the wall cladding / net area of the outer wall). Additionally, combining the results of adhesion strength and construction, analyze and identify the causes of damage to the external thermal insulation system from aspects such as the system, materials, construction, and usage.
(8) Inspection Conclusions and Recommendations
The inspection conclusion should include the main findings and the cause of damage. The recommendations for handling should be based on a comprehensive analysis of factors such as the extent of wall damage, the condition, the trend of development, and the level of safety risk, and should provide suggestions for either local or overall repairs.
