I. Definition of Property Condition Assessment and What is Property Condition Assessment?
Home Condition Inspection is the process of assessing the integrity and condition of the common areas and indoor units of the inspected house based on on-site conditions. The results are typically explained through a combination of images and text, detailing the integrity issues found in the inspected house.
Prior to the detailed description, a summary should be provided, listing typical types and characteristics of damage. Analyze whether the damage is structural or non-structural. For structural cracks or areas with multiple damage points that affect structural safety, and for damages that are difficult to describe in text, relevant drawings should be created, such as the complete damage plan view, crack expansion view, and vertical crack distribution view, to describe the existing damage issues of the inspected property.
II. Home Condition Inspection Content
Home Inspection Services | What Does a Home Quality Inspection Cover
Home Quality Inspection | What does the home quality inspection cover?
The condition of the property includes the structure, decoration, equipment, non-structural components, and附属 buildings. The specific inspection contents of the property condition are as follows:
1. Structural and exterior quality inspection of buildings, including detection of cracks in beams, columns, floor slabs, deformation measurements, iron expansion conditions, and corrosion issues.
2. Inspection of the appearance quality and integrity of auxiliary facilities of houses (such as fences, pavements), including detection of damage phenomena like cracks and deformations.
3. Comprehensive interior decoration quality inspection, including woodwork, interior painting, decorative molding, and wall-to-floor tiles.
4. External wall and roof leakage conditions.
5. Corrosion damage inspection of steel, insect infestation condition detection of wooden structures, wood decay inspection of wooden structures, and detection of loose and failed joints in wooden structures.
6. Normal operation of indoor equipment, e.g., kitchen and bathroom facilities, lighting, etc.
Section 3: Property Condition Assessment Report
Home Condition Inspection Report Content
(1) Engineering Overview, Testing Basis, and Testing Instruments
Detailed information about the inspected property, including the address of the house, the inspection date, the purpose and scope of the inspection, and the criteria for assessing the condition of the house.
(2) Overview of Building and Housing Description
1. Brief overview of the building structure, highlighting the weaknesses of the house structure, the history of renovations and expansions, and the current usage of the house.
2. Building Overview includes the construction year of the inspected house, total number of floors above and below ground, architectural floor plan and elevation forms, building usage function, total floor area, total height, length, and width, history of renovations and expansions, as well as usage status. Accompanied by typical photos.
3. An overview of the building structure includes details such as the type of structure, cross-sectional forms of structural components, foundation types, adjacent relationships and joint conditions between multiple individual structures, and types of protective structures, among other relevant information.
(3) Survey of historical reinforcement and restoration of the house
After years of use, buildings often undergo changes in use or function when ownership changes. Many buildings that have been in use for years may require structural reinforcement or additions. Prior to conducting a pre-damage quality inspection on the building, a brief description of the scope of the renovations, additions, and reinforcement measures is required.
For properties with significant structural alterations, when the written description is unclear, it is recommended to include a representative main reinforcement floor plan and multiple on-site inspection photos in the test results.
(4) Residential Deformation Measurement (Overall Settlement Monitoring of Buildings, Tilt Monitoring of Buildings)
During the inspection of the condition of the house, the measurement of house deformation mainly focuses on the overall deformation of the house. When inspecting the house and finding that the structural components of the house have significant deformation, it is necessary to conduct a measurement and inspection of the deformation of the structural components of the house. Clarify the overall settlement and tilt condition of the house, and compare it with the standards for the completion and damage inspection of the house to check whether the tilt and settlement are within the allowable range of national standards. Currently, the national standard for the inspection of house quality addresses the tilt of the house...The value is 0.4%. If it exceeds this figure, it is recommended to conduct a comprehensive structural safety inspection of the property. This will help determine if there are any hidden safety hazards and to reinforce any structurally vulnerable areas. Ensure the safe use of the property.
(5) Home Integrity and Damage Quality Inspection Content
House condition inspection primarily focuses on the integrity of both the interior and exterior of buildings, including the quality of structural beams and columns, floor slabs, damage to structural joints, and the condition of renovations and equipment. It mainly involves inspections of the appearance quality of the building structure, the quality of the building's exterior and protective structures, the condition of the interior renovations, the integrity of the internal steel structures, and if there are wooden structures, the quality inspection of the wooden beams, columns, and boards, etc.
(6) Property Condition Assessment
House Condition Inspection Projects involve inspections and tests of the property to summarize and analyze any existing damage issues. The condition grade of the house is determined in accordance with the "Pilot Standard for Determining the Condition Grade of Buildings" City Housing No. 678, 1984, while also adhering to the relevant provisions of the "Standard for Identification of Dangerous Buildings."
(7) Property Condition Assessment Conclusion and Recommendations
Following the inspection of the property by a designated damage assessment entity, the damage assessment report should include a qualitative conclusion on the extent of damage to the property and propose reasonable treatment recommendations, typically focusing on repair and reinforcement. If a safety evaluation of the property is required, it should comply with the requirements for property safety inspections. For properties with significant damage that require hazard assessment, inspections should be conducted and evaluated according to the standards for hazard assessment.
