Based on the client's specified testing requirements, the purpose of the property inspection, and the targeted testing content, the property inspection center has communicated and confirmed with the owner. The property inspection type is clearly defined as a property safety inspection. Attached is the overall site plan of the property.
Residential safety inspections are conducted based on the structure type, such as brick and concrete mixed structure, reinforced concrete buildings, steel frame structures, brick and wood structures, etc., to determine the following standard inspection items.
1. Basic investigation of building structure, including original drawings and on-site usage
2. Structural Drawing Review and Survey for Building Construction
3. Building Load Survey. The building load survey should include both permanent loads and live loads. If the building to be inspected has a subsequent design plan, the survey should also cover the subsequent usage loads of the building. The load survey should be conducted through sampling methods to identify construction practices that significantly affect loads and to accurately determine typical load distributions.
4. House Deformation Measurement. Overall house deformation measurement includes tilt measurement and relative altitude difference measurement. Based on the actual on-site conditions of house detection, at least one of these measurement methods should be adopted, and complementary measurements with both methods should be used when possible. The deformation measurement of house components generally includes column tilt measurement and deflection measurement of beams, slabs, trusses, and other large-span components.

The strength testing of different materials varies depending on the specific type of building structure.

After on-site house safety inspections, perform structural load analysis and calculations. The structural calculations should establish a reasonable calculation model based on the New Focus characteristics of the house. Analyze and calculate the house structure according to the actual mechanical properties, structural conditions, and applied loads of the current inspected house structure materials, and evaluate the safety status of the house based on the current national standards and specifications.
Building structure safety inspections should be conducted by integrating the on-site inspection results and the structural analysis calculations. For inspections indicating a dangerous or locally dangerous building structure, the Shanghai Building Inspection Center must, in accordance with the requirements of the Shanghai Housing Bureau, promptly submit the report for approval by the competent building inspection authority.
The following drawings and documents must be provided by the owner prior to inspection:
1. Original architectural drawings of the house, original structural completion drawings; the drawings must indicate the design unit and design date.
2. Previous house inspection reports, including the inspection agency, inspection date, report date, and report number, for houses subject to inspection, with accessible report information.
3. Relevant documents provided by the owner.
In the absence of original structural and architectural plans for the property to be inspected, the following surveying of the property must be conducted prior to the inspection, specifically including:
1. Construction drawing review and survey
If the original construction drawings for the house are missing or lost, the house architectural and structural drawings must be surveyed prior to the house inspection. The survey content should include: the main architectural floor plan, and if necessary, additional main architectural elevations and typical cross-sections.
2. Structural Drawing Review and Survey
During the survey of structural drawings, it is necessary to comply with the provisions of the "Existing Building Structural Inspection and Evaluation Criteria" DG/TJ08-804. The inspection and review of the house includes the dimensions of the main load-bearing components, the thickness of the reinforced concrete floor slabs, the cross-sectional reinforcement of the main load-bearing components and supports, and the inspection of typical joint connection methods.
The original structural design drawings for the inspected house are missing. Structural drawings should be surveyed, including: structural floor plans, cross-sectional dimensions of main structural components, reinforcement drawings of representative components, reinforcement details of critical areas, and detailed drawings of joint connections.
