What are the contents of the reliability inspection for houses?

1) Investigate housing construction information materials. This includes: reviewing engineering geological investigation reports, design drawings, construction records, project completion documents, as well as other relevant information that reflects the housing construction situation.

2) Verify the consistency between the physical property and the drawings (textual) documentation.

3) Survey the current condition of the property. This includes: the actual state of the building, usage, internal and external environments, and existing issues.

4) Investigate future usage requirements for the property. This includes: the targeted usage lifespan, usage conditions, and the impact of internal and external environments.

5) Investigate the historical evolution of the property, including usage, inspections, maintenance, reinforcement, renovations, changes in use, alterations in usage conditions, and damage from disasters and repairs.

6) Inspect the structural layout, construction connections, and structural system of the building.

7) Review and survey of architectural structural drawings for buildings.

8) Inspect the house for tilt and uneven settlement measurements.

9) Inspect the cracks, displacements, deformations, or corrosion, aging, and other damages of load-bearing structures or components through sampling or full inspection. Record the damaged locations, scope, extent, and nature of the damage to the main structure and load-bearing components of the building using methods such as written descriptions, drawings, photographs, or videos.

10) Survey and analysis of load-bearing capacity for residential use.

11) For historical buildings, investigate the protection category, scope, content, requirements, and key protected areas.

12) For the need of structural load-bearing capacity verification, sample check the mechanical properties of structural materials.
