Industrial factories truly require specialized appraisals.

Factory safety and reliability assessment shall meet the following requirements:

01 Reliability assessments should be conducted under the following circumstances:

1) When the designed service life is reached and the intention is to continue using the product;

2) Change in usage or operating environment.

3) During renovations or expansions, upgrades, or reconstructions;

4) In the event of a disaster or accident;

5) In cases of severe quality defects, or when there is significant corrosion, damage, or deformation.


02 Reliability assessment should be conducted under the following circumstances:

1) Routine inspections and appraisals are required during maintenance.

2) When large-scale, extensive repairs are required.

3) When other requirements for structural reliability levels are needed.


03 When the structure has the following issues and only affects the local area without impacting the integrity of the building or structure as a whole, a special assessment may be conducted as needed.

1) Special requirements apply when structural maintenance and renovation is necessary.

2) When structural durability is affected, potentially impacting its service life.

3) When the structure has fatigue issues affecting its fatigue life.

4) When there is a significant vibration effect on the structure.

5) When long-term monitoring of the structure is required.

6) In cases of general corrosion or other structural issues.


The factory safety and reliability assessment and testing should be selected based on actual needs from the following tasks:

1) Conduct a detailed study of the relevant documents and materials.
2) Conduct a detailed investigation of the structural functions and adverse environmental factors, as well as potential changes they may undergo within the target service life, and test the structural functions or their effects as necessary.
3) Inspect structural layout and construction, support systems, structural components, and connections, and thoroughly detect any defects and damages in the structure, including those in load-bearing structures or components, support rods, and their connection joints.
4) Inspect or measure cracks, displacements, or deformations in load-bearing structures or components; test the dynamic response and characteristics of the structure or components under significant dynamic loads.
5) Investigate and measure the deformation of the foundation, assessing its impact on the upper load-bearing structures, protective structure systems, and crane operations, among others. Excavation of the foundation for inspection may be necessary, as well as supplementary surveys or on-site load tests, if required.


The industrial factory buildings referred to here include single-story and multi-story buildings with concrete, steel, or masonry structures as load-bearing frameworks. The targeted service life for the evaluation should be jointly agreed upon by the client and the evaluation party, based on the building's usage history, current technical condition, and future maintenance plans. Different targeted service lives can be determined for various evaluation units of the assessed objects.
