Risky Building Assessment Criteria

If your home has been around for about 30 years, it's important to carefully determine whether it's a dilapidated building. Some homes may not be very old, but for various reasons, they are no longer suitable for habitation, and these can also be considered dilapidated buildings. So, how do you determine if a building is dilapidated? Today, I'll share with you the methods for identifying dilapidated buildings, so that we can all have a safe and warm home.

I. Basic Specifications. Independent column foundations are measured by the individual basic unit of a single column; strip foundations are measured by the single face length of a natural room; full-house red foundations are measured by the area of a single natural room.

1. Walls are measured by one layer high and one side of a natural room.

2. Poles are sold by the piece, measured in one-meter sections.

3. Beams, joists, rafters, etc., are priced by span and per piece.

4. Pre-cast panels are measured in blocks, while poured panels are measured by the area of a natural room.

5. Rafters are sold per piece.

II. Foundation, Basic Regulations.

1. If the foundation should slip, or if the bearing level is insufficient due to other reasons, it can lead to uneven settlement, which then causes significant distortion, displacement, cracking, and tilting in the structure, with a tendency to worsen.

2. The foundation is subjected to increased loads due to adjacent buildings or due to its own partial addition, and other human factors cause settlement, which then leads to significant distortion, displacement, cracking, and tilting of the house structure, and there is an ongoing deterioration trend.

3. Basic aging, corrosion, and breakage, etc., have caused significant distortion, displacement, cracks, and warping in the house structure, and there is a tendency for further deterioration.

Other criteria for hazardous building assessment

Section 1: Wall Column Specifications.

1. Cracks in walls or columns, or the loss of protective layers. The primary reinforcement is exposed, or there are noticeable horizontal cracks, crushes, etc.

2. Significant interlaced cracks appear at the center of the wall, possibly accompanied by the fall of the protective layer.

3. Columns and walls exhibit tilting, with the tilt exceeding 1/100 of their height.

4. Columns and walls with concrete spalling, carbonation, and bulging; the damaged area exceeds 1/3 of the total area, with the main steel exposed, severe rusting, and reduced cross-section.

Section 2: Beam Specifications.

1. Single girder or central part of a continuous girder with transverse cracking, possibly extending upwards beyond 3/2 of the girder height, with protective layer detachment. Accompanied by vertical cracks below.

2. Significant diagonal cracks appear at the ends of simply supported beams and continuous beams, while significant vertical or diagonal cracks appear at the root of the cantilever beam.

3. The frame beam exhibits significant vertical or diagonal cracks at the fixed end, or interlaced cracks appear.

4. Significant vertical cracks have appeared beneath the prefabricated panels.

5. Cracks appear around the perimeter of the troweling board or interlaced cracks on the bottom.

6. Various beams and plates exhibit deflection exceeding 1/150 of their span, and cracks in the tensile zone are wider than 1mm.

7. Various board protective layers have fallen off, with over half of the main reinforcement exposed, severe rusting, and cross-sectional reduction.

8. Prestressed precast panels exhibit vertical through cracks; or the end concrete is loose, exposing steel reinforcement, with a length exceeding 100% of the main reinforcement.
